Description

This urban site is located on a busy intersection. Two existing buildings were removed from the site to allow for the new 4,000 s.f. single story brick building which was placed tight to the intersection to allow for screening of the parking behind. The building houses both a Subway restaurant and a Biggby Coffee franchise. Relatives of the building owner own the adjacent dry cleaning business with which this site shares parking. To complicate the site design further, city officials required design of extensive sub-surface storm water detention design achieved by way of large storage tanks and piping set in a deep layer of gravel. The tight parking area was designed to maximize the number of parking spaces while allowing flow through the site, Omega Architects also assisted in the build-out design for the Subway suite, inside the building.
