Description
This Windflower Bay site condominium development is located on Pontaluna Road, in Norton Shores, Michigan at the site of the former Pleasure Island Water Park, and abuts Black Lake.
Phase 1, consisting of 57 units, was developed by Edgewater Development. The property was then sold to Eastbrook Homes, who retained Driesenga & Associates to develop the future phases.
The proposed development is a mixed use of 110 site condominium units and 63 building condominium units, in six phases over approximately 130 acres. The design incorporates various manmade ponds & mitigated wetland areas that have been set aside as general common green space areas. Pocket parks are scattered throughout the development.
Driesenga & Associates, Inc. (DA&) provided a full package of development services to Eastbrook for Phases 2 through 6.
D&A prepared conceptual layouts of the site and worked with the developer and the City of Norton Shores to obtain site plan approval.
D&A also performed complete engineering for the site including design of roadways, sanitary sewers, water main, stormwater management, and soil erosion control, as well as upgrades to offsite facilities serving the project.
D&A assisted the development team in obtaining permits from the MDEQ to ensure the protection and mitigation of natural resources on the site, including wetlands, floodplains, and lakes, and also prepared condominium documents. During the construction phase, D&A worked with the site contractor and the developer by providing construction staking, materials testing, inspection, and contract administration.
