Description

Timber Shores is a 450-acre residential resort community located two miles south of Village of Northport with 1,600 feet of frontage on Grand Traverse Bay. It offers a variety of housing types with many homes arranged in secluded cottage settings, clustered in the existing clearings of the woodlands or facing the internal man made ponds. Others orient towards the waterfront while many custom home sites take advantage of attractive natural settings and remarkable views. All of the 498 home sites have easy access throughout the project by an extensive system of open space, trails and walks. The project includes a clubhouse and wellness center, tennis court, basketball court, indoor and outdoor pools, children’s adventure play area, beach house with pool, and a wetlands mitigation area that features educational and interpretive signage. The overall layout of the project emphasizes the preservation of the natural character of the site. The existing crossing of Ennis Creek will be upgraded and utilized for the entry road. A 100' wide creek preservation zone has been established with an open space corridor proposed along the south side of the creek. The community will be served by a private water distribution and wastewater collection and treatment system. Engineering and surveying services included layout of Final Site Plan, lot layouts, storm water drainage, earthwork, berm and pond construction, soil erosion control plan, water supply wells, water mains, elevated water storage tank, water booster pump station, sanitary sewer, pump stations, septic tanks, roads, parking lots, hydrogeological study for the on site wastewater treatment facility and water supply wells, construction permit applications, legal descriptions and detailed construction cost estimates.
