Description

The Ravines North a multi-phase residential development in the City of Kentwood, MI. This development covers 96.9-acres, which will eventually result in 207 single family lots.
Phase 1 of this development consisted of 59 single family lots, and preparation of other portions of the site for future development. Coordination between the Owner, City of Kentwood, City of Grand Rapids, and MDEQ, was conducted in order to obtain the appropriate approvals and permits for construction.

Driesenga & Associates, Inc. provided final design, surveying, preparation of condominium documents, and construction plan preparation.

The project was completed as a Planned Unit Development (PUD). The preliminary PUD plan was established into a final PUD plan and final Phase 1 site plan for approval through the City of Kentwood.

Sanitary sewer and watermain design with plan and profile was completed, per the City of Grand Rapids standards. Grading and storm water management design was completed to maintain the aesthetics of the ravine areas and rolling terrain through the backyards of the residential lots, while establishing proper drainage.

Challenges included limiting utility structures and depth through a rolling terrain of curvilinear roadway with a reduced road easement, establishing the proper depth of utilities to serve the future phases of the project, and completing earthworks calculations to provide an overall project site balance.
