Description
North Point Gardens is a 14 unit duplex condominium development in the center of the City of Ferrysburg, MI., at the intersection of 174th Avenue and Ridge Street.
The two (2) acre site was previously home to a dilapidated cottage rental community and was considered an eyesore for the community.
The condominium now includes large upscale and architectural duplexes, walking paths, and a central garden with a lighted fountain. Many of the mature trees were preserved enhancing the garden atmosphere in the otherwise urban location.
Driesenga & Associates, Inc. provided surveying, planning, design engineering, and construction materials testing services.
Several zoning text amendments were proposed and approved to allow for a property size decrease in the overall Planned Unit Development requirements and for a bonus density increase for duplex units within a PUD.
A water main loop extension was designed to bring water to the development. Strict stormwater requirements coupled with a high groundwater table, a dense site plan and a desire to preserve mature trees required significant site design detail.
