Lone Pine Farms is a 269 Acre Mixed Use PUD located at Smokey Row Road and State Road 135 in Johnson County, Indiana. The project encompasses seven distinct residential villages offering 4 different housing types, a community commercial area with neighborhood retail shops and restaurants, a 1.5 acre fire station and 1.25 acre day care site all linked together through a network of over 73 acres of open space with 4 miles of walking trails, four neighborhood pocket parks and extensive perimeter landscaping. The central feature is a 5.5 acre park and recreation center consisting of two swimming pools, bathhouse, two tennis courts, three half basketball courts, a playground and a fishing lake. Driesenga & Associates, Inc. provided Topographic Survey, Rezoning & Platting, and site Civil Engineering services, including public utility extensions to serve the project and coordination with multiple developers and permitting agencies. Design of the development utilized a unique layout concept known as coving. The coving concept is based on long streets of modest width in curvilinear alignments to promote lower speeds and maintain safety. Varied building setbacks add visual interest. Features of the PUD include Reforestation of farmland adding over 2500 trees to create 70 acres of canopy cover over a 20 year period and improvements to an important intersection in Johnson County.
