Description

This project entailed the design and construction of Classic 120 Prototype Culver’s restaurant facility at the site of an abandoned Amoco fueling and service facility.

This site, zoned C-2 Commercial, was situated at the I-70/I-57 interchange with Fayette Avenue in the City of Effingham. The site consisted of three parcel fragments which were combined through a replatting process to create a single taxable parcel which was a requirement of the City of Effingham.

Driesenga & Associates, Inc. worked closely with the City of Effingham, Illinois Department of Transportation, the Environmental Protection Agency for the State of Illinois, the Debolt family as well as McCon Building Corporation, to remove a blight within the community and develop facility that would enhance this western gateway into the City of Effingham.

In support of this redevelopment project in Illinois, Driesenga & Associates, Inc. provided a full scope of site engineering, landscape design, and survey services.

This site consisted of a former Amoco fueling and service facility which had a recorded history of soils contamination that had required remedial actions to be compliant with the Environmental Protection Agency for the State of Illinois.

Driesenga & Associates, Inc. procured environmental testing consisting of a Phase I ESA, which was an integral element to protect the investment of the DeBolt’s, the developer/franchisee of this project.
