The Double JJ Ranch and Golf Resort is located approximately 30 miles north of Muskegon, Michigan. This resort offers a variety of accommodations and amenities, including: an RV park, log & family cabins, a horseback riding ranch, an old western towne, snow tubing, a 19-hole award winning golf course and club and a variety of restaurants. The newest addition to the Double JJ Ranch and Golf Resort included the construction of a condo/hotel called the Thoroughbred Suites, a 100,000 square foot entertainment complex including a restaurant, conference center and the adjoining 60,000 sq. ft. Gold Rush indoor water park. Driesenga & Associates, Inc. completed topographic survey, civil engineering design and drawings, and construction staking for the condo/hotel, conference center, water park, and related parking and utilities. Topographic survey data was incorporated into earlier aerial plan information in order to develop an overall site master plan. This base plan document was utilized to arrange the buildings and parking, complete storm water management, drainage, on site sewage disposal system design, and to prepare water system master plan routing and design. Project challenges included working with the client to determine the most effective layout for planned future expansions within the development, while utilizing and minimizing impact to existing site features and drainage pathways. Construction related permits were acquired from the Oceana County Health Department, Oceana County Drain Commission, and coordination with the MDEQ. Construction began in the fall of 2005 and was completed in winter 2006.

r.o.i. Design

The storied Double JJ Resort already had great summertime activities—an award-winning golf course, horseback riding, outdoor swimming pool, even a weekly rodeo. They were also making the most of the winter season with a great tubing hill and dog sledding. But the folks at Double JJ knew they could do more. In 2003, r.o.i. Design was brought on board to consult with facility improvements from a big-picture perspective. The result of that collaboration is the 48 unit Thoroughbred Suites condo hotel and the Gold Rush Water Park, a 60,000 square foot indoor mining village and watery playground for the whole family. The facility includes slides, rivers, wave pools, canons, dumping buckets and hot tubs. In keeping with the Double JJ brand, the water park follows a rustic frontier style with ramshackle buildings, water wheel, rope bridge, and a stone cliff with a waterfall. Modeled after an Old West town square, the adjacent retail area includes restaurants, shops, real estate office and arcade to round out the family vacation fun.
